SERVICES FOR LANDLORDS
We only offer housing litigation legal services to Landlord clients of Pathway Lettings who have signed up to the Fully Managed Service. As part of the Fully Managed Service the Pathway Lettings Team ensure the highest levels of landlord compliance and work in a collaborative way to resolve issues between Landlords and Tenants before they escalate.
The Pathway Lettings team will negotiate to meet a resolution to various types of disputes and can implement rent repayment agreements in respect of rent arrears. In some cases, the Pathway Lettings team may refer Landlords and Tenants to Pathway Mediation to resolve matters and this is provided at no additional cost to the either party.
If the above measures have been fully explored and have failed to resolve the issues, then Pathway Legal can help you. Pathway Legal is a separate service provided by our expert solicitor who specialises in housing litigation matters. Our legal fees for each stage of litigation are detailed in the table below. As a Landlord client of Pathway Lettings you will have exclusive access to this service which is not available to other Landlords.
Our fees have been structured in a way to provide greater value and certainty to Landlords regarding costs. Litigation costs are notorious for spiralling out of control, we are unique in that we offer fixed fees for each stage of the litigation process, and we are confident that like-for-like they are cheaper than any local high street law firm.
We strongly advise all Landlords against pursing litigation without proper legal representation. This area of law has become highly complex and is constantly evolving as case law develops. It is fraught with risk and the penalties for errors are severe for both Landlord and Letting Agents, in the form of tenant compensation and embargos on further notices of 6 months. Serving an incorrect no-fault notice can increase the time a Tenant has in the property by 12 months at significant expense and inconvenience to the Landlord.
Pathway Lettings and Pathway Legal accept no liability for any unsuccessful repossession claim where Pathway Legal has not been instructed.
Even if matters have progressed to litigation Pathway Mediation can still help to resolve issues between Tenants and Landlords and is often a less stressful, less time consuming and less expensive option. Pathway Mediation is free for both Landlord and Tenant, and legal proceedings can be paused to allow mediation to take place.
During the repossession process we are mindful to ensure your tenants are fully supported throughout the process by our other services such as Pathway Counselling, Numeracy, Tenancy Support and Pathway Mediation. We will only bring forward repossession claims that have a high likelihood of success as this is less distressing for the Tenant.

For Landlords who have recently joined Pathway Lettings Fully Managed Service and have not completed the Occupation Contract Conversion we can draft the converted contract for £150 + VAT. We carefully review each clause of the old assured shorthold tenancy agreement and convert and incorporate the clauses into a new occupation contract ensuring each clause is compliant with the new legislation.
